Previously based in Danville, Virginia, "Plans by Marcy" is a new and upcoming business offering pre-drawn home plans designed to offer simple, yet affordable abodes. All plans shown on this site are my original designs and are the property of "Plans by Marcy" aka Marcy King.

In addition to 19 years of truss design experience, I earned my Associates degree in Architecture from John Tyler Community College in Chester, Va. {Class of 1986}.
Having been a working mother, and from a woman's point of view, I have designed these homes to offer the maximum in family comfort and livability while keeping the economy in mind. The key is in the room placements and traffic flow. Small spaces can house lots of living if put together in a sensible plan. Considerable thought has gone into each home plan being offered through my website and I've made it a goal to maximize the use of space in my home plans.
Each presentation shows the basic information reflecting the home offered. This information includes the heated square foot area each home has to offer. Garages, porches, etc. are not included in the homes' square footage. The maximum length and width of the home "Will it fit the lot?" in question, as well as the number of bedrooms and bathrooms an individual design has to offer, are also included in a basic information block. The small color plan in the initial presentation of each page has been included to allow you the opportunity to identify room placements at a glance (see the color key for an explanation of how the have been colors used.)
Most plans are designed using a truss roof system and are designed for Zones 8 and 9 from the IRC-2003 code book. Some floor systems may use floor trusses or LPI to accommodate larger spans. Engineering is NOT included, but can be provided by the vendor(s) supplying their products for your job. Some of the building materials such as footings may need to be modified to meet code requirements in your area and are noted as such. The truss design variables per your building zone may vary in loading due to wind and snow loads, thus the beams carrying those trusses may vary in depth. Therefore, I've only shown beam locations and have left the sizing to the vendors supplying their products for your specific job location. In an effort to keep the cost of your plans to a minimum, I've tried to keep these plans simple, yet informative.
Also please note that windows, doors, column and post designs, etc. may vary with manufactures and customer preference. As a result, this may have an impact on the final appearance of your home. Of course color schemes may also change the home's appearance in comparison to the renderings presented on this website.
