This little home has a lot to offer the average family who enjoys outdoor living. As you can see, it offers a huge front porch with enough room to accommodate several people comfortably. In addition, the deck off the rear of the home would be the perfect area for those lazy Sunday afternoon BBQs. The deck is sheltered at the back door between the kitchen entry and the carport, so no need to get wet carrying those groceries in the house on those rainy days.
A two-way fireplace divides the living room and dining areas for a touch of formality to an otherwise informal home. Ditto for the sections of brick on the exterior of this plan. The bedroms have been split so that the master, with its own private bath, is accessed off the foyer. The other two bedrooms share a bath in the rear of the home. Note too that the second bathroom is relatively convenient to the back door. Placing the laundry in the dining area offers a folding area for all of those clothes between meals. This plan suggests flat ceilings within, but the ceilings can be vaulted, or storage added overhead by letting your builder, and/or truss fabricator know if you would like to make changes. I did show a small room over the 2 minor bedrooms to house the air handling unit and out of season clothes and such.
As is true with all of my plans, I try to leave options available for the individual homeowner.
