Sensible, affordable housing for today's economy

Plan 102708

Heated Square Footage =
1,216 + Basement

  Bedrooms .......

Bathrooms ...1-1/2

Width of home ... 28'-0"*
Depth of home ... 52'-0"
( *includes side porch)

Do you have a narrow lot with a downhill slope?  If so, this plan just might be what you've been looking for.  Floor trusses
are used to allow maximum use of the basement area which can be modified to suit the lot.
Notice the plumbing arrangement
and basic traffic flow of the rooms.  Roof trusses above allow for a free flowing living/dining combination perfect for
family get-togethers.

The kitchen is accessible to the dining room to allow the cook to get in on the conversations while keeping everyone out of
the way.  Even though small, the kitchen offers average cabinet storage while the snack bar increases the countertop areas.
A hall pantry catches the overflow of canned goods, etc.  The pass-through between the kitchen and dining areas is perfect
for serving food and clearing the table after a meal.

Given the size of this home, slightly over 1,200 sq. ft,,(including the basement stairwell) the room sizes are generous.  The
mud entry in the rear of the home leads to the basement, which can be finished into useable living space later if needs change
in the future.

There is ample closet space throughout and the master bedroom enjoys its own 1/2 bath in addition to a walk-in closet so
popular with homeowners today.  Also note how the master bedroom is located in the rear of the home for the ultimate in privacy.  The closet and 1/2 bath buffer the basement stair area.

Whether built for personal use or as rental property, this home is set up for affordable family living yet still allows for privacy. Six people could easily make this little house a home.

Price per plan set for 102708 is $350.00
