With today's economy being what it is, maybe it's time to downsize a bit. This house would also work well as a first home or a single's retreat. Too, this plan would make a comfortable rental unit. With 3 bedrooms and 1-1/2 baths, what more do you need? Note the walk-in closet in the master bedroom and a private vanity sink to boot. Also note the traffic flow. The full bathroom off the master bedroom is accessible to the laundry area, making it the perfect mud entry. At the same time, the bathroom serves the other two bedrooms, offering privacy from the main living area.
The cook won't get lonely since the kitchen is relatively open to the dining area and the living room. A snack bar could be substituted for the ledge surround shown on the plan, allowing for casual snacks or visits with the cook without being in the way. Also note two doors leading to the hall allow the cook the run of the kitchen while other members of the family can still move freely into the rear of the home. The 1/2 bath off the dining room keeps guests from entering the private areas of the home uninvited and allows a convenient spot to wash up for dinner.
Given the size of this plan, it offers a lot of bang for the buck. With less than 1,200 square feet, it would be hard to find a more sensible plan that allows for room to move without wasting space. As a last note, observe how the plumbing is located toward the rear of the home and is relatively close together to add to the efficiency of this design throughout construction. Roof trusses allow for speedy construction as well.
